Operational Office Renovation in an Active Workplace

We partnered with Balzer & Associates to renovate the 2nd floor of their Staunton office while the 1st floor remained fully operational. The project created modern, functional office and conference spaces, ultimately providing workspaces with updated finishes, casework, and mechanical, electrical, and plumbing systems—all completed with minimal disruption to ongoing daily operations.

The renovation included selective demolition, new interior framing and wall assemblies, sound-mitigated partitions, interior doors and hardware, flooring upgrades, and painting throughout. Plumbing and HVAC systems were updated to code, including new indoor units, ductwork, and condensate pumps, while electrical work included LED lighting, a new panel, switches, and receptacles. Allowances were included for casework, countertops, door hardware, plumbing fixtures, and emergency egress lighting, ensuring the space met Balzer & Associates’ functional and aesthetic goals.

The result is a versatile, modern office environment that accommodates multiple companies while maintaining efficient workflows and privacy. Legacy continues to collaborate with Balzer on additional projects.
